Construction and Early Use
The Fitz Villa was built in 1869 as a private residence. In the late 19th century, it housed the administration of the Mirošov coal mines, a company significant for the development of coal mining in the Rokycany area. The villa is located at Náměstí 5. května No. 64, near the town's railway station, which facilitated connection with the main siding for coal transport at that time.

Jan Fitz and New Ownership
In 1903, the villa was purchased by Jan (Johann) Fitz, the general director of the Mirošov coal mines and a successful entrepreneur. He resided there intermittently before moving in permanently. Fitz was also known for his ceramic factories in Horní Bříza. After his death in Vienna in 1906, the family decided to sell the villa

(*July 3, 1834, Moravský Beroun – March 1, 1906, Vienna) Jan (Johann) Fitz was a prominent figure of the region – a mining engineer, entrepreneur, and director of the Mirošov coal mines. His business activities included not only coal mining but also ceramic production. He was considered one of the most successful businessmen of his time and had a major influence on the industrial development of the Rokycany area.

Neo-Renaissance Reconstruction and District House
Following Jan Fitz's death, the villa was acquired by the district committee for administrative purposes. In 1909, local builder Bohuslav Ryšavý designed a reconstruction in the German Neo-Renaissance style. The building received a distinctive turret and an ornate façade adorned with the coats of arms of the Kingdom of Bohemia, the town of Rokycany, and the town of Radnice, as well as portraits of prominent Czech politicians (Karel Sladkovský, Karel Havlíček Borovský, František Palacký, and František Rieger). The building also housed a district infirmary. The final inspection took place in June 1910, and the building began serving as the District House

1929
New Use as Gendarmerie Station
After administrative reforms in 1928 abolished district self-government, the local gendarmerie station moved into the first floor of the building in 1929, eventually occupying the entire structure.

District Military Administration
Following the dissolution of the gendarmerie in 1948, the building became the seat of the district military administration, maintaining its role as an important administrative center in the post-war years.

Unprofessional Alterations and Deterioration
In the 1980s, the villa was still used by the state administration but underwent numerous unprofessional construction interventions, which negatively affected its historical value and original appearance.

Czech Police and Further Deterioration
After the dissolution of the military administration, the Czech Police occupied the building, eventually selling it into private ownership in 2016. The Fitz Villa then remained unused for several years, and its condition deteriorated.

2017 - Present
Restoration and New Life
The original part of the building (known as the Fitz Villa) is now a subject of heritage interest. Current owner Robert Beneš, CEO of BIGGEST group a.s., purchased the dilapidated villa at the end of 2017. The reconstruction aimed to preserve the historical character while introducing modern amenities. The ground floor of the original villa now houses the reception, hotel facilities, and commercial spaces. The upper floor contains hotel rooms, and the attic has been converted into a conference hall. The basement features a wellness area with a Finnish sauna, relaxation zone, and whirlpool. A new western wing was added, connected to the original villa by a glass corridor, housing a fitness center, exercise room, and technical facilities. The ground floor of the new wing includes a restaurant and its facilities. Construction work began in 2022, replacing the western wing with a new extension that complements the shape and details of the existing villa.
